SEO, AEO and GEO for mortgage websites: getting found by search and cited by AI
How mortgage websites get found in search, extracted as answers and cited by AI assistants: speed, schema, answer-first writing, llms.txt, crawl access and entity clarity.
By Renata Vossberg (Head of Suite Strategy) · Published · Updated

Key takeaways
- SEO gets a page ranked, AEO gets a passage extracted as the answer, GEO gets a site cited by AI assistants.
- All three reward the same foundations: fast pages, clear structure, structured data and plainly stated, sourced facts.
- Google’s “good” Core Web Vitals thresholds: LCP ≤ 2.5 s, INP ≤ 200 ms, CLS ≤ 0.1.
- Allow AI crawlers on public pages if you want to be cited, and publish an llms.txt.
- Keep the company, branch and LO names identical everywhere; entity consistency drives attribution.
Borrowers now find lenders three ways: a search results page, an answer box or voice result, and an AI assistant that summarizes the web. Each rewards slightly different things, but they share one foundation. This guide explains SEO, AEO and GEO for mortgage websites in practical terms, and what a company, branch or LO page needs to compete in all three.
What is the difference between SEO, AEO and GEO?
| SEO | AEO | GEO | |
|---|---|---|---|
| Goal | Rank a page | Be the extracted answer | Be cited by AI assistants |
| Where it shows | Search results | Featured snippets, People Also Ask, voice | AI answers and AI search features |
| Key levers | Relevance, structure, speed, links | Question headings, 40–60 word answers, lists, tables | Entity clarity, sourced facts, crawl access, llms.txt |
| Measured by | Rankings, clicks | Snippet ownership | Referrals from AI tools, spot checks |
Why does speed come first?
Because slow pages lose people before any of the rest matters, and Google uses page experience as one input. Google’s Core Web Vitals define "good" as Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint under 200 milliseconds and Cumulative Layout Shift under 0.1, measured at the 75th percentile of real visits.

| INP (ms) | 200 |
| CLS (×1000) | 100 |
A Deloitte study for Google ("Milliseconds Make Millions", 2020) found that a 0.1-second improvement in mobile site speed was associated with an 8.4% increase in conversions for retail sites and 10.1% for travel sites. Mortgage wasn’t in the study, but the principle holds: people abandon slow pages on phones.

What does mortgage SEO need?
- A keyword map: one primary keyword per page so pages don’t compete ("fha loan tucson" owned by one page).
- Structure: program pages, branch pages and LO pages linked as hubs and spokes.
- Local signals: consistent name, address and phone; a Business Profile linked from the branch page.
- Helpful content written for borrowers, with sources and dates.
- Clean technicals: canonicals, sitemaps, one-hop redirects, descriptive titles.
How do you write for answer engines?
Put the answer first. Under a question-shaped heading, write a 40–60 word paragraph that directly answers it, then expand. Use numbered steps for processes and tables for comparisons, and mark up page-specific FAQs.
How long does a mortgage pre-approval last? A pre-approval letter is typically valid for 60 to 90 days, depending on the lender. After that, the lender usually re-checks credit, income and assets before issuing an updated letter.

How do you get cited by AI assistants?
Definition
Generative engine optimization (GEO): making a website easy for AI assistants and AI search features to read, understand and cite: allowing their crawlers, naming entities consistently, stating facts plainly with sources and dates, adding structured data and an llms.txt summary, and publishing original, attributable content.
- Allow AI crawlers (GPTBot, ClaudeBot, PerplexityBot, Google-Extended and others) on public pages, and say so in robots.txt.
- Publish llms.txt, a plain summary of who you are and your key pages.
- Be consistent: the same company, branch and LO names everywhere, connected in JSON-LD.
- State facts plainly: "Our Tucson branch has six loan officers" beats "a dynamic local team".
- Cite sources with dates, especially for market data.
- Show authorship: named authors with visible roles.
Which schema types matter for mortgage sites?
| Page | Core types | Add where it applies |
|---|---|---|
| Home | Organization, WebSite + SearchAction | Service list |
| Branch | Branch business data, BreadcrumbList | FAQPage, Person per LO |
| LO profile | Person, ProfilePage | FAQPage |
| Program page | Service, FAQPage, BreadcrumbList | HowTo |
| Blog post | BlogPosting, Person | FAQPage, ImageObject |

How do you measure all three?
SEO: rankings and clicks in Search Console. AEO: which questions you own snippets for. GEO: referral traffic from AI tools where analytics can identify it, plus periodic spot checks of common borrower questions. Be wary of anyone selling an "AI visibility score" without explaining how it is measured.
Every Mortgage Funnel Suite site is built on these foundations: built to score 90+, schema per page type, answer-first writing and llms.txt with open AI crawl access.
A 90-day plan for a branch website
- Weeks 1–2: foundations. Fix speed issues, confirm one H1 and a unique title per page, add Organization, Person and BreadcrumbList schema, submit sitemaps, publish llms.txt and review robots.txt.
- Weeks 3–4: keyword map. List the program-plus-place terms, LO names and borrower questions you want to own, and assign each to exactly one page.
- Weeks 5–8: answer-first rewrites. Rewrite the top program and branch pages with question headings, direct answers and page-specific FAQs.
- Weeks 9–12: local depth. Add genuinely local content to the branch page, link the Business Profile and ask closed clients for reviews.
- Ongoing: one sourced, dated article a month, and refresh pages when programs or data change.
None of this requires tricks. Search engines and AI assistants are both trying to find the clearest, most trustworthy answer to a borrower’s question. Your job is to make sure that answer lives on your site, is easy to read, loads quickly and clearly belongs to your company and your loan officers.
Does SEO content need compliance review?
Yes. Blog posts and program pages are advertising if they promote your products. Educational content citing market data with sources and dates is generally lower risk, but anything that states rates, payments or terms needs the right disclosures. Route content through the same approval workflow as the rest of the site.
Myths about SEO and AI search for lenders
- “AI search makes SEO irrelevant.” AI answers lean heavily on pages that are already indexed, fast and clearly structured. The foundations are the same.
- “More pages always help.” Thin, duplicated pages per city or per LO compete with each other and can make the whole site look low-quality.
- “Schema is a ranking hack.” Structured data helps engines understand pages and can make them eligible for rich results; it does not replace helpful content.
- “Blocking AI crawlers protects our content.” It also removes you from AI answers. Decide deliberately, page type by page type if needed.
- “Someone can guarantee first page.” No one controls rankings or AI citations. Be wary of guarantees.
The common thread is that shortcuts rarely work for long. Clear, accurate, fast pages written for borrowers are what search engines and AI assistants are built to find.
